Commercial and Industrial Development

Heaton Planning has experience in the development of commercial and industrial sites, including the regeneration of brownfield land. Heaton Planning are currently involved in a large mixed use regeneration scheme at Stainforth/ Hatfield, Doncaster.

In provding planning guidance and advice for commercial and industrial development schemes Heaton Planning pay full regard to the promotion of sustainable economic growth as advocated in Planning Policy Statement 4 (PPS4) ‘Planning for Sustainable Economic Growth’.

Stainforth and Hatfield Regeneration Link, Doncaster

Client: Waystone Ltd, Speed Developments Ltd, MOTO Hospitality Ltd

Heaton Planning was commissioned to prepare and submit a planning application and environmental assessment for a package of regeneration proposals, including a new link road to the M18, employment development and environmental improvement.  After lengthy discussions with the local authority and the Highways Agency, and following the signing of a S106 legal agreement, planning permission was granted.

Hatfield Power Park and Power Station, Doncaster

Client: Coalpower Ltd

Heaton Planning was commissioned to undertake an Environmental Impact Assessment (EIA), to prepare and submit a planning application and environmental statement for colliery redevelopment, including mining operations, spoil disposal, a 430MW power station, industrial development and site reclamation.  Planning permission was granted, however, the Company subsequently pursued an application for a larger power station.

Hatfield Power Station, Doncaster – S36 consent for a 900MW Clean Coal Technology Power Station

Client: Powerfuel

Heaton Planning have provided planning guidance and advice to Powerfuel in their endeavours to secure the delivery of energy from their Hatfield Colliery using clean coal technology.  Heaton Planning was commissioned to undertake an Environmental Impact Assessment (EIA), to prepare and submit a planning application and environmental statement for a 900MW clean coal technology power station.  In 2009, Heaton Planning secured S36 Consent from DECC for a 900MW Integrated Gasification Combined Cycle (IGCC) Power Plant.  Powerfuel plans to convert the CCGT plant into a 900 MW IGCC near zero emissions power station fuelled by Powerfuel’s extensive coal resources at its Hatfield colliery in Phase II of the project.  This will be the world’s first large scale IGCC power plant with near zero emissions and has been endorsed by the UK Government and European Union.   

Hatfield Power Station, Doncaster – S37 consent for Overhead Electricity Powerlines

Client: Powerfuel

Heaton Planning have undertaken an Environmental Impact Assessment (EIA), and prepared and submitted a planning application and environmental statement for a dual circuit 400kV overhead line from Hatfield Power Plant to Thorpe Marsh Substation.  We are awaiting determination from Department of Energy and Climate Change.

Mixed Use Development - Clowne, Bolsover

Client: Waystone Ltd

Heaton Planning are commissioned to promote an area of land (through the Local Development Framework) to the south of Clowne for a mixed use of business uses and residential development.  The land has been identified as a preferred option in the latest consultation of the LDF.

Precast Concrete Works, Lincolnshire

Client: ABM Precast Solutions Ltd

Heaton Planning undertook an Environmental Impact Assessment, prepared and submitted a planning application and environmental statement for a precast concrete works to operate as ancillary development to the sand and gravel quarry at Norton Disney, Lincolnshire.  This required the placement of a large industrial building and gantry cranes in a sensitive rural location.  A resolution to grant planning permission subject to the signing of a S106 legal agreement was approved in January 2010.
