Rural Planning and Development

Heaton Planning can provide rural planning advice for potential development on agricultural land and holdings. 

Planning permission for new building development in rural areas away from existing settlements, or outside areas allocated for development in development plans is increasingly difficult to obtain.  Planning Policy Statement 7, (PPS7), ‘Sustainable Development in Rural Areas’ states the Government’s overall aim is to protect the countryside for the sake of its intrinsic character and beauty, the diversity of its landscapes, heritage and wildlife, the wealth of its natural resources and so it may be enjoyed by all.

Heaton Planning are currently involved in the submission and management of planning applications for residential developments and compositing sites in rural locations.  Recent projects include:

New Dwelling, Agricultural smallholding in Rutland

Client: Cosy Dub Farm

Heaton Planning were commissioned to undertake a desk-top appraisal of the planning policy relating to agricultural dwellings to ascertain the likelihood of gaining planning permission.  As a result a planning application and supporting statement was prepared and submitted to the Local Planning Authority.  A temporary planning permission for a residential dwelling on the small holding was granted on appeal in May 2009.

Composting, Nottinghamshire

Client: Sherwood Farms

Heaton Planning have been involved from the inception of this composting site and have secured planning permission and a waste management licence for the windrow compositing of garden waste for this site, within Green Belt, on the edge of Nottingham.
