Housing Development – New Sites, Infill Development, Conversions
Heaton Planning is experienced in the preparation and submission of Planning Applications and the pursuit of planning appeals for a wide range of housing developments including minor extensions, new build dwellings, infill plots, conversions, development in the Green Belt and significant housing/mixed use developments.
We recommend initial assessments be carried out prior to any detailed design work to ensure that crucial housing development plan policy tests can be met. It is our view that this will ultimately save our clients time and potential expense in the long run. We take great care to ensure that our clients are properly advised of the potential risks and costs involved with their potential developments. Careful consideration is given to development in sensitive areas like Green Belt and Conservation Areas where strong planning arguments are needed to obtain Planning Permission.
Once we establish the guiding principles on how a housing development may be delivered we assist a range of clients in preparing and submitting Planning Applications for housing development. This process often involves project managing the process from concept stage through to submission and determination of a Planning Application. If an application is refused this may also involve the coordination and preparation of evidence for an appeal.
We are experienced in presenting robust planning cases for housing development which are set out in the Design and Access Statement that accompanies the Application. We will also closely liaise with the Council prior to and during submission and throughout determination of the Planning Application.
We act on behalf of a number of clients seeking to protect and promote land for future housing development ranging from individual sites for one dwelling to large urban extensions involving over 500 new dwellings.

Keyworth, Nottinghamshire
Heaton Planning – Following a refusal of Planning Permission and dismissal of an appeal by the Planning Inspectorate, commissioned by our client to review the site and the previous submission. With ongoing liaison between the architect and the Council, Heaton Planning obtained Planning Permission for four residential apartments.
Caythorpe, Nottinghamshire
Heaton Planning – gained Planning Permission for a housing development on an infill plot within Caythorpe. Caythorpe is situated within the Green Belt and there are therefore stricter policy tests on allowing housing development in these locations.
Hickling, Nottinghamshire
Heaton Planning – obtained Planning Permission for the conversion of a barn to housing development within the village of Hickling. The site is within a Conservation Area and therefore the design aspects of the proposal were particularly sensitive.
Keyworth, Nottinghamshire
Heaton Planning – commissioned to prepare and submit a Planning Application for new residential units close to the village centre.
Arnold, Nottinghamshire
Heaton Planning – commissioned to prepare, submit and project manage two Planning Applications for the construction of flats at land at St. Mary’s Church, Arnold. The design of the housing development was particularly critical by reason of the proximity to the church which is a listed building. Unfortunately the application was lost on appeal despite Officer recommendation to permit the scheme.
Stainforth Marina, Doncaster
Heaton Planning – commissioned to promote land at Stainforth, Doncaster for a new mixed use marina development, to include a waterside housing development. A Planning Application and Environmental Statement was prepared and submitted by Heaton Planning which has resulted in the granting of outline Planning Permission.
